Job Summary: The Land Development Project Manager will be responsible for leading and managing development projects from initial assessment, preliminary planning, construction planning, through to permitting and commencement of field work. This role requires strong project management skills, real estate expertise, and the ability to work collaboratively with various stakeholders to manage land development projects. The Project Manager will also be responsible for ensuring that all projects are completed on time and within budget.

Key Responsibilities: 

·        Manage the day-to-day needs of land development projects and provide routine project status updates to senior management. 

·        Create and manage detailed project plans, including scope, schedule, and budget. 

·        Maintain a strong working knowledge of project zoning conditions, requirements, and timelines. 

·        Ensure development projects planning stays on schedule including timely responses to municipalities, consultant comments and timely resubmittals of plans. 

·        Obtain and review engineering and landscape architects scopes of work, fees, and delivery schedules for the various aspects of the project. 

·        Obtain site construction contractor scopes of work, proposals, and schedules. 

·        Develop project cost proforma/budgets that includes engineering, site work, amenities, and permitting. 

·        Manage communication w/ project consultants, vendors, and municipalities. 

·        Manage project regulatory permitting including applications, permit issuance, conditions, and deadlines.  Obtain permit mitigation and bonding as necessary. 

·        Coordinate with cross-functional teams, including architects, engineers, and construction teams, to ensure seamless project execution. 

 

Qualifications: 

·        Bachelor’s degree in real estate, engineering, or a related field. 

·        Minimum of 5 years of experience in land development or real estate, with a strong background in project management. 

·        Understanding of zoning and environmental regulations related to land development. 

·        Excellent project management skills, including the ability to create and manage project plans, budgets, and timelines. 

·        Experience with GIS (Geographic Information System) software.   

·        Familiarity with local real estate markets and networks. 

 

Skills and Abilities: 

·        Strong communication and interpersonal skills. 

·        Excellent problem-solving and decision-making abilities. 

·        Ability to work independently and collaboratively in a team. 

·        Proficiency in Microsoft Office Suite and project management software.  Working knowledge of AutoCAD is a plus. 

·        Familiarity with project management methodologies (e.g., CPM, PMI, Agile). 

 

Work Environment: This position will work primarily in an office environment but will also need to travel to project sites or vendor locations as needed.
